Consists of an interior and exterior inspection of a single family dwelling by the appraiser.


Similar to the Single Family URAR, with additional elements to address the manufactured home.


Two components:

  1. Appraisal update- to update the effective date of an existing report
  2. As a final inspection on a report that was made "subject to" completion or repairs


These reports are utilized for rural areas and must be in eligible areas and meet the minimum property requirements of HUD Handbook 4000.1 


Presents information about a single family dwelling to determine the market rent for the subject property.


Utilized when appraising a 2-4 family dwelling and offers an interior and exterior inspection of the home.


Consists of an interior and exterior inspection and addresses the condo project and HOA data.


Exclusively an exterior inspection while also addressing the condo project and HOA data. Also known as a drive-by report.


Used to appraise single family homes with only an exterior inspection.


Can be an exterior or interior/exterior report. Comps are provided within this report, but no adjustments are made.


Provides no value, but addresses the market area and condition of the subject property.


Typically used with the Multifamily or 1004 URAR. The form requires rental data, expenses, equipment data, replacement cost and reserves and estimates the net cash flow.


Commercial reports are completed by a Certified General Appraisers. These reports would be utilized to appraise income producing properties such as office, shopping, and industrial sites to name a few.    


Used to appraise vacant residential land only.
